Canceled Auction Signals Buyer for Outlet Center

A Jeffersonville outlet plaza geared toward home decor shoppers will change hands in the next few weeks if a planned acquisition deal goes through.

Kenny Juillerat of Hillsboro-based Nationwide Auctions & Realty LLC told Columbus Business First that the HomeWorks at Jeffersonville Mall has an undisclosed buyer in the wings. Nationwide Auctions was set to sell the 314,000-acre property Monday but canceled the auction after a potential buyer stepped in.

According to the Fayette County auditor’s office, the owner of HomeWorks’ 43.3 acres is Boyle Jeffersonville LLC of Tallahassee, Fla. Boyle Jeffersonville paid about $3.7 million for the property in 2003 with plans to reshape it into a home-theme shopping center.

HomeWorks’ tenants include an Amish Heritage furniture store, Clutter N Collectibles and a Liz Claiborne shop, according to its website.

The shopping center on Interstate 71 is about 5 miles northeast of the 410,000-square-foot Prime Outlets at Jeffersonville, a popular retail destination. That complex is among 22 outlet centers owned by Prime Outlets Acquisition Co., which is set to be acquired by Indianapolis-based Simon Property Group Inc. (NYSE:SPG) for $2.3 billion.
HomeWorks and Prime Outlets at Jeffersonville are about 40 miles southwest of Columbus, midway between the city and Cincinnati.

Juillerat said details on the prospective HomeWorks sale and its owners’ plans for the site could be disclosed in a matter of weeks.

Barley Creek Brewing Company - Tannersville PA

CROSSROAD CUISINE - My quest to find great local food when I'm on the road.

After years of travel to out of the way outlet centers I got tired of eating bad room service. You can only eat so many times in those national chain restaurants like TGIFridays and god forbid all that fast food. So I embarked on a quest to find great local food when I am on the road. Over the years I have found many places to eat. I am not going to tell you its "the best burger in the world", but you can bet it is the best burger in town.

So you now get to benefit from my years of research. I will periodically review a local restaurant that is near an outlet center during my travels.

Today I start with the Barley Creek Brewing Company in Tannersville PA just up the road from the Crossings Premium Outlets.

Barley Creek Brewing Company
Sullivan Trail and Camelback Road
Tannersville, PA18372
Phone: 570-629-9399
http://www.barleycreek.com/

The restaurant was established in 1995 in the style of a traditional timber-frame barn.

Barely Creek Brewing Company is the Pocono Mountains original brewpub. They make hand-crafted beer, on site. Its a great casual atmosphere with an apres-ski feel. It is just down the road from Camelback Ski Area.

Hanging from the ceiling over the bar are over 600 personalized mugs from their Mug Club members.

Directions are easy. As you exit the Crossings Premium Outlets from the front exit. Turn right on to Sullivan Trail Rd, then keep to the left. Do not enter Rt 80. Follow Sullivan Trail Rd a couple miles until you see the restaurant.

We started with the Brew House Pretzel - A jalapeno cheese stuffed soft pretzel served with ranch dipping sauce.
This was worth the price of admission. The pretzel was home-made and not overly spicy. If it had been after work instead of lunch I would have had this with one of their hand-crafted beers and been in heaven.

I then had the Bacon Blue Burger. A half pound of Certified Angus Beef topped with melted blue cheese and crispy bacon. Served on a kaiser roll with lettuce and tomato. I had them with a side of sweet potato fries. The bacon and blue cheese were delicious and plentiful. The roll was very good also. My only complaint was that I ordered the burger medium and it came out well done. The sweet potato fries were excellent.

If you want a good source for great hamburgers across the country check out A Hamburger Today they constantly have new locations for some of the best hamburgers.

My traveling partner had the crispy chicken tenders. She said they were good and that the buffalo sauce was very good. Of course they would normally come with fries. I don't even want to guess at her logic behind steamed vegetables and fried chicken.

Nordstrom Rack Opens in Manhattan

While years of site searches have yet to yield a suitable full-priced location in New York for Nordstrom Inc., the upscale retailer is going ahead to enter the coveted market with its smaller -- and more profitable -- Rack chain.

The 32,000 square-foot basement store, scheduled to open today, is expected to become one of the company's top-selling stores, said Geevy Thomas, president of Nordstrom Rack. It'll be the company's 76th Rack, compared to 114 for the full-priced chain.

Nordstrom plans to open 10 to 15 Racks, which average about 35,000 square feet apiece, each year, compared to its goal of two to three for the full-priced store, each averaging 140,000 to 160,000 square feet.

The discount units have been one of the industry's growth areas as shoppers become even more budget conscious in the recession. They help high-end retailers garner additional sales and profits by attracting different shoppers, acting as a channel to clear out merchandise from their full-priced locations and creating opportunities for stores to introduce pieces just for discount shoppers.

They also are often more profitable, because the stores don't have to pay for the same kind of intensive service and labor costs as well as the higher lease rates that often go with full-priced stores.

The Union Square opening also comes at a time when Nordstrom is outperforming its industry counterparts: The company last week reported a better-than-expected 7.5% increase in April same-store sales, while a majority of retailers came in short of forecasts for the month.

The Crossings Premium Outlets

Friday was a perfect day; not a cloud in the sky and 70 degrees. So I put the top down on my car and drove from NY out to The Crossings Premium Outlets to visit my Kids Supercenter store there.

The Crossings Premium Outlets
Developer: Chelsea Premium Outlets
1000 Route 611
Tannersville, PA 18372

(570) 629-4650
Regular Hours: Mon-Sat: 10am-9pm, Sun: 10am-8pm

The Crossings Premium Outlets is located off Exit 299 of Interstate 80 in Tannersville, Pennsylvania. Just 90 minutes from suburban Philadelphia, 90 minutes from Manhattan, 40 minutes from Scranton/Wilkes-Barre, 30 minutes from Allentown/Easton/Bethlehem and 90 minutes from Binghamton, NY.

After having a great visit at my Kids Supercenter store, I walked the center. Here are some of my observations from the visit.

Vacancies: There were two current vacancies in the mall.

  • One was in space C11. This is a good location in building C. It is right as you enter the center facing the main parking lot. It is between Under Armor and Eddie Bauer. If it hasn't been leased yet, it will be soon I'm sure.

  • The other vacancy has a coming soon sign for Michael Kors. The building permit on the window was issued 1/27/10. From what I could see inside the tile has been laid on the floor.
New Additions:
There has been a new restaurant / bar opened in the green section behind the elevator. It is called the Log Cabin Bar & Grill. Hopefully this will be a good addition to the mall. Their current food court is lacking. I did not eat here this trip. I will try it out on my next visit and let you know how it is.

I did see our common area maintenance charges at work while I was there. A young man was busy painting the columns.

This is a well maintained center. The landscaping and common areas were top rate.

Copier security: The newest LP threat you’ve never heard of

We have become accustomed to hearing about sophisticated hackers attempting to steal credit card, customer and employee information from POS and IT systems. Just a few weeks ago, CBS News ran a piece on copier security. If you haven’t heard about this issue already, prepare to fall out of your seat.

The CBS investigation found that nearly every digital copier built since 2002 contains a hard drive, much like the one on your personal computer. These drives store images of every document copied, scanned, or emailed from the machine.

Most businesses lease copiers and return or resell them after a few years – the practice at every company I’ve ever worked for. CBS went to a warehouse/liquidator and with forensic software downloaded from the internet, similar to EnCase, they were able to obtain documents from each machine. Documents included records from the Buffalo Police Department and Affinity Insurance Company.

It got me to thinking about how many times I’ve copied documents for meetings or watched the local pharmacy, cellular store and even the hospital, copy my ID and other personal records.

But back to the CBS investigation. One of the copiers contained payroll records, including social security numbers. According to a follow-up story, because of medical privacy laws, Affinity was required to then file a breach notification to state and federal regulators and notify all of its clients and anyone who might have ever had information on Affinity copy machines, including current and former employees.

Apparently there is an option available on most copiers to encrypt or erase the data. I’m sure most IT folks can figure out how to wipe the drive (or find a good sledgehammer).

I encourage you to make sure your IT, operations and administration people know about this issue and handle accordingly.

Tanger Terminates Option on 380,000 SF Texas Stadium Site

Tanger Factory Outlet Centers has terminated its option contract for a new development site in Irving, which would have been its third in Texas.

In March 2008, Tanger, a Greensboro, NC-based real estate investment trust (REIT), said it would build a new, 380,000 square foot Tanger center with an upscale collection of 90 brand name and designer outlet stores at the site, which located west of Dallas at the North West quadrant of State Highway 114 and Loop 12.

The Tanger development was set to be the first major commercial real estate project planned for the Texas Stadium Redevelopment Area. It promised to feature a shopper friendly racetrack layout that would function as an open air shopping center with both covered and uncovered walkways. Tanger also said the center would feature landscaped courtyards, architectural details and a park-like setting.

As the development is no longer probable, Tanger has written-off approximately $400,000 of predevelopment and due diligence costs associated with the project.

The site is adjacent to the upcoming DART light rail line (and station stop) connecting downtown Dallas to the Las Colinas Urban Center, the Irving Convention Center and the Dallas/Fort Worth Airport.

April Retail Sales Increase is Smallest Since November

U.S. retailers reported the smallest increase in monthly sales since November, with teen-clothing retailers Abercrombie & Fitch Co. and Aeropostale Inc. dragging down results.

April sales at 30 chains rose 0.8 percent, less than the 2 percent projected gain, researcher Retail Metrics Inc. said. Abercrombie’s sales at stores open at least year dropped 7 percent, more than the 1.8 percent decline projected by analysts. Aeropostale’s sales fell 5 percent, also trailing the average of analysts’ estimates compiled by Retail Metrics.

An earlier Easter this year pushed more holiday-related shopping into the previous month, tempering April spending. Sales growth should improve in May and accelerate with back-to- school purchases later this year as consumers emerge from the worst economic slump since the Great Depression, according to Howard Tubin, an analyst at RBC Capital Markets in New York.

“I don’t think it’s a sign of what’s to come,” said Tubin, referring to the April figures reported by retailers today. “There’s been a renewed interest in fashion by the consumer.”

General Growth Properties rejects Simon Property Group's latest overture

According to a New York Times report, General Growth’s attorneys have asked the U.S. Bankruptcy Court to give Brookfield “stalking horse” status, which would set a baseline for competing bids. It also wants to issue warrants to the Brookfield plan’s sponsors, according to the story.

Indianapolis-based Simon Property Group said it would withdraw its offer if the warrants were issued, the Times said.
Simon’s latest plan would offer $18.25 a share, and cash to eliminate General Growth’s $7 billion of unsecured debt. Simon would then take over $20 billion in mortgages for which General Growth’s malls are promised as collateral properties.
